At Jacob Law LLP the total fixed cost of selling a home is €2,500 for a property up to €1,000,000 and €4,000 above that, including the professional fee, VAT and outlays. There are no registration fees on a sale. If the sale does not complete, no professional fee is charged; only outlays already paid on your behalf are covered.

The total covers the professional fee, VAT at 23% and the outlays. A sale has no Land Registry fees, which is why it costs less than a purchase at the same price.

Above a sale price of €2,000,000 the table does not apply and the firm prepares a separate quote.

  • Taking up the title deeds from your lender (some banks also charge their own release fee, up to €63)
  • Commencement searches
  • Commissioner and swearing fee
  • A certified copy of the folio and filed plan

Selling is quicker when the legal paperwork is ready before a buyer appears. The pre-sale legal pack prepares your contract and the associated legal work in advance for €400 plus VAT. If the sale falls through

No professional fee. If the sale does not complete you cover only the outlays already paid on your behalf, such as searches already carried out.

Other costs of selling

The estate agent’s fee (usually a percentage plus VAT), the BER assessment, an architect’s or engineer’s certificate of compliance if works were done, management company fees and a certificate for an apartment, a mortgage break fee if you are on a fixed rate, and capital gains tax if the property was not your home.
