We will put together a complete contract package, ready to issue when needed:
- Title & Ownership
- Title Deeds, Land Registry Folio and Filed Plan, and Mortgage details (if applicable).
- Contract Documentation
- Draft Contract for Sale and tailored special conditions specific to your property.
- Property-Specific Items
- For Houses: Planning documentation (if applicable), BER Certificate and NPPR (where relevant). For Apartments / Managed Developments: Management Company details, Service charge information and MUD replies.

What is the Pre-Sale Legal Pack?
A complete contract package prepared before your property goes on the market — title deeds, Land Registry folio and filed plan, a draft contract for sale with tailored special conditions, and property-specific items such as planning documents and a BER (for houses) or management company and service-charge details (for apartments).
Why prepare it before I’m sale agreed?
Any title or documentation issues are found and resolved in advance, so contracts can issue to the buyer’s solicitor as soon as you are sale agreed. Getting started early can take up to 12 weeks off the process.
How much does it cost?
The Pre-Sale Legal Package is €400 + VAT, which covers preparing your contract and all associated legal work in advance. If you go on to use Jacob Law LLP for the sale, this fee is fully credited to your final account.
Does getting the pack commit me to selling?
No. It simply gets your legal paperwork ready so you can move quickly when you choose to. If you proceed with your sale through Jacob Law LLP, the fee is credited to your sale account.

Zero delays with doing up all the necessary paperwork and getting it across to the vendor's solicitor. Patrick was always a phone call away. If he couldn't answer, he always called back shortly afterwards. I chose Jacobs Law based on positive reviews and the ease of being able to upload documents to their online platform. Also, the ability to digitally sign documents as I am currently living abroud. Not to mention you know exactly what you are paying for as everything is disclosed upfront and in detail so there was no surprises when it came to payment.
