The fixed fee covers the professional fee, VAT, outlays and the registration fees. Stamp duty is a separate government tax.
What the fixed fee covers
One figure, agreed before any work starts. It does not change as the transaction goes on, and no professional fee is charged if the sale or purchase does not complete.
- The professional fee for the legal work
- VAT at 23%
- Outlays: searches, the commissioner's fee, postage, returning the deeds to a lender
- Land Registry fees on a purchase, for registering you as owner and registering the mortgage
Stamp duty is not part of it. That is a government tax, paid to Revenue through your solicitor on completion.

A mortgage switch is €1,650 whatever the property is worth. Above €2,000,000 the table does not apply and the firm prepares a tailored quote. A cash purchase carries a €200 plus VAT charge for the extended source-of-funds check, and a new build may carry an additional €75.

No stamp duty arises on a sale or on a mortgage switch.
How stamp duty is worked out

The rates are marginal: each one applies only to the part of the price inside its band. On a new build the duty is charged on the price with the VAT taken out first, so the price is divided by 1.135 for a house and by 1.09 for a qualifying apartment. That is why a new build attracts slightly less duty than a second-hand home at the same headline price, and why an apartment attracts slightly more than a house.
