Frequently asked questions

Will I be charged if I don’t go ahead with the purchase?

No. If you decide not to proceed with the purchase, we won’t charge a professional fee for the work done up to that point.

Can I withdraw before contracts are signed?

Yes — you can withdraw any time before contracts are signed and exchanged, for example if your loan approval falls through. Your deposit should be fully refunded and we won’t charge legal fees for the work done up to that point.

When do I pay the 10% deposit?

When you sign your contracts. It is 10% of the purchase price, less any booking deposit and Help to Buy (HTB) amount you are receiving.

When do I pay my legal fees and stamp duty?

For a second-hand property, at the end of the purchase. For a new build, you pay half of the professional fee (including VAT) on signing the contracts, with the balance due near completion.

How soon will I get the keys?

On the agreed completion date. A second-hand purchase usually completes about 4 weeks after contracts are signed, though a chain or probate sale can take longer. For a new build, completion is typically within 14 days of the developer’s completion notice.

Should I get a survey?

It isn’t mandatory, but we strongly recommend it. For a second-hand home the principle of caveat emptor (buyer beware) applies, so a survey helps identify any issues before you commit. For a new build we recommend a professional snag survey.

Do I need mortgage protection and life insurance before completion?

Yes. Both should be in place before completion so your mortgage isn’t delayed and you are covered from day one.

When should I give notice on my current home or rental?

Not until you’ve discussed timing with your case manager. Completion dates can move, so we advise against giving notice too early.
